Subdivision Platting
This type of survey is similar to a boundary survey and is used to divide a parcel of land into smaller lots or tracts and will be recorded by the local government agency. A Preliminary Plat may be required which is a conceptual layout of the proposed development used by the property owner, engineer and City or County for planning purposes of the development and rezoning of the property. A Final Plat is a map of the subdivision of land which has been accurately surveyed that includes lots, street rights-of-way, easements, with ties to permanent monuments to locate the property within the US Public Land Survey System or within a recorded subdivision. It will include a description of the subdivided land with a dedication statement to be signed by the property owner along with dedication of the easements for the location and construction of utilities to serve the lots. It shall be prepared in accordance with the ordinances and regulations of the City or County as to where it is located. Lot corners shall be monumented after jurisdictional approval has been acquired.
